Commercial real estate
Commercial and warehouses.
Vanessa holds a residential and commercial brokerage licence. She also works with owners of multiplexes of 5 units or more, commercial buildings and warehouses.

Beyond residential
What commercial covers.
Multiplexes of 5 units or more
From 5 units, the building falls outside the residential rules: financing, value and brokerage become commercial.
Commercial buildings
Stores, offices, industrial buildings, commercial land, or a business whose assets are mainly real estate.
Warehouses and premises
Selling, buying or leasing warehouses and premises, for the owner as well as for the business looking for space.
Residential or commercial
Two different frameworks.
- Buildings
- Fewer than 5 units, lot, divided co-ownership
- Forms
- Mandatory OACIQ forms
- Declarations
- Mandatory when an individual sells
- Buildings
- 5 units or more, commercial, industrial, land, business
- Forms
- Recommended by the OACIQ, none is mandatory
- Declarations
- Recommended to the seller
Commercial leasing
Leasing premises or a warehouse.
The broker can represent the owner who leases or the business looking for premises.
- 1A written brokerage contract stating the target rent and the remuneration
- 2The OACIQ's recommended forms: commercial lease contract and promise to lease
- 3No mandatory form, but all the rules of the brokerage act apply
